Major Appraisal Reporting Changes Coming

Starting September 2025, lenders will begin phasing in a new appraisal reporting format—UAD 3.6—for all loans backed by Fannie Mae and Freddie Mac. This modernized structure replaces outdated, rigid forms with dynamic, standardized reports that better reflect today’s mortgage data standards.

The new format features:

    • A universal first page with key details (market value, property summary, interior/exterior condition)
    • Expandable sections (e.g., only showing Accessory Dwelling Unit fields when relevant)
    • More detailed and descriptive property information
    • Increased discrete data points for GSE analysis

A full rollout is expected by November 2026, with a 14-month transition period beginning in September 2025.
