New Development: Poplar Hill Bluff
What inspired Wilkinson Builders to take on the Poplar Hill Bluff project, and how does it stand apart from other luxury developments in Louisville?
From our vantage point, this project was a rare opportunity to marry architectural excellence with an exceptional location. When we visited the site of Poplar Hill Bluff in Indian Hills, the combination of mature trees, ridgeline views, proximity to the city yet privacy was immediately compelling. We knew we could deliver something distinctive. Many luxury developments focus primarily on size or extravagance; here we prioritized context, proportion, craftsmanship and long-term livability. The homes are designed to feel both refined and timeless, rather than trendy. With the location so strong, near downtown yet tucked away in an elevated setting, the project gives buyers the best of both worlds: convenience and retreat.

In Poplar Hill Bluff, we’re applying that tradition at a neighborhood scale. Because of this, Poplar Hill Bluff stands apart in the Louisville luxury market: it is not simply a collection of high-priced homes, but a crafted enclave where each home, each lot, each detail is considered in relation to the whole. Given some of the challenges these lots have, why do you see them as assets?
Every lot inevitably has its constraints … topography, orientation, views, size, site access, landscaping. For us, the challenges became features. The lot layout and topography allowed us to achieve something special: smaller yards, less maintenance burden, and commanding views. Buyers often tell me they don’t want a vast yard to constantly worry over; they want quality, not quantity. The lots are shaped in a way that emphasizes outdoor living, vistas, and simplicity of upkeep, ideal for someone who might travel or want a second-home lifestyle mindset. The orientation and views allow architecture to take its rightful place. Because the lots are not overly expansive, the homes can dominate the site in the right way and give a sense of scale, proportion and elegance without feeling lost or sprawling. In short, what might appear “challenging” from a traditional lot-size perspective becomes a bona-fide asset in the luxury market: tailored yards, exceptional setting, less maintenance, and a big impact for the home.
What was your design philosophy behind this development and why is that important?
From site planning, to architecture, through finishes and mechanical systems, the goal is elevated homebuilding, not just what looks “nice,” but what lasts, what works, what adds value over time. At Poplar Hill Bluff specifically we asked: What do our buyers want? What lifestyle do they lead?
We believe our buyer is someone who travels, values security, sees home as a retreat, desires craftsmanship yet wants simplicity of ownership. Thus we designed for that: homes you can lock and leave to travel, with minimal fuss, maximum performance, and maintained integrity. The managed HOA is a reflection of that lifestyle. We asked: what if we included exterior care, all the things that make owning a home feel like a job, and removed that burden? We did. By having a coherent architectural plan for each house yet allowing bespoke tweaks, we ensure the whole neighborhood holds its value and aesthetic. This design philosophy is important because luxury homebuyers expect a considered experience, durability, ease and a sense of belonging to something special. Wilkinson Builders’ tradition of detail and craftsmanship is built right into this model.
Given the exclusive pricing of these luxury turnkey homes at Poplar Hill Bluff, what are the defining features and craftsmanship elements that justify their premium pricing and distinguish them in the Louisville market?
It comes down to an uncompromising stack of features: structural, mechanical, architectural, and finish-level. They go well beyond what you’ll find in standard luxury homes in the area. On the exterior we use limestone window sills, copper gutters and lanterns, limestone walkways with cobblestone-lined driveways, dimensional shingle roofs—materials that age beautifully, develop patina, and demand minimal replacement over time. On the interior, we specify sand-and-finish walnut or white oak flooring, architectural grade cabinetry, marble tile finishes, 8′ doors on the main floor, 10′ ceiling heights on the first floor, solid-core interior doors, and mahogany front-entry doors. We install top-tier windows that marry high performance with aesthetic precision. We also invest in the building envelope: premium insulation, high-efficiency mechanical systems, advanced HVAC, whole-home controls, and smart home readiness. All of that adds cost, yes, but for a buyer who appreciates quality, durability, energy efficiency, low maintenance, and architectural integrity, the value is there. Because many custom homes in this price range compromise on one or more of these elements (either envelope, mechanical, finish or architecture) we believe Poplar Hill Bluff sets a higher bar.
What are some of the biggest trends you’re seeing in homebuyer preferences, and how are you addressing them through these projects?
One strong trend is buyers want guidance. They want to make meaningful choices in their home, especially in this luxury space, but they don’t want to be overwhelmed by dozens of uninformed decisions. They prefer a streamlined process, with expert curation, so the final result reflects their personality but without decision-fatigue. That’s why we partnered with the design team at Bittners in Louisville to pre-design finish packages for our spec homes, curate options, simplify the decision path. If a buyer wants to engage fully, the designer meets with them; if they prefer minimal choices, we have one of our curated spec homes ready. Buyers are also gravitating toward homes built for travel-lifestyle: lock-and-leave, low-maintenance, optimized envelopes, generous flex-spaces (guest and home office), outdoor living integration, and secure neighborhoods. Secondary-home mindset is influencing primary-home building. We see high interest in wellness and sustainability: high-efficiency HVAC, high-performance windows, thoughtful daylighting, natural materials, indoor-outdoor connectivity. At Poplar Hill Bluff we’ve incorporated those. Smart-home readiness, generous porches, outdoor living, security systems, and strong architectural bones are built in. So we’re meeting the market head-on—but with a level of execution that meets our brand promise of fine homes.
Why is your company’s involvement in Poplar Hill Bluff important—what value or expertise do you bring that sets you apart?
Wilkinson Builders being the Master Developer for Poplar Hill Bluff is more than a title. It means we are involved from site conceptualization through finished home, overseeing each lot, each home, the landscaping, the architecture, the community amenities and the HOA. Because we control the vision and execution, we can ensure architectural and design integrity across the board. That continuity matters in a luxury neighborhood; buyers will pay attention to the quality of their neighbor’s home because it impacts their own property value and lifestyle. Our tradition in Louisville spans decades of high-end residential work, with a company reputation for craftsmanship, detail, and client-centric execution. New Build: Stonehaven Commons
Is there anything still left to be completed at the property or areas you can customize?
The home is essentially complete and offered turnkey-ready; we’ve done the heavy lift and the buyer can walk through and move in! That said, we understand luxury buyers value flexibility, so we still allow customization of paint colors, minor fixture selections, etc. Additionally the basement has a pre-designed layout, which means the buyer can elect to finish it according to their needs at an additional investment; we’ve already completed budgeting for the basement finish so the buyer has clarity on cost. This balance ensures the buyer doesn’t face open-ended unknowns but retains the ability to personalize the home while moving in sooner rather than later.
What are some of the key unique features of this property that you can’t see in the pictures/ video?
One advantage we built into this home is a top-of-the-line mechanical package and superior thermal envelope: foam insulation throughout, advanced air-sealing, premium HVAC components. The result is a quiet home, extremely energy efficient, tight thermal control and fewer maintenance headaches. Also the windows: clad on the exterior for minimal maintenance, wood on the interior for warmth and elegance. Additionally we included high-end control systems (security, lighting, HVAC zoning) and built-in flexibility for future upgrades (for example EV-ready infrastructure, whole-home automation wiring). These are the kinds of behind-the-scenes investments that elevate the property.
What makes this particular property unique as compared to the others?
In this case the home represents the last build-out in the neighborhood, meaning it benefits from the full maturity of the surrounding community. All infrastructure is in, neighboring homes are built, the streetscape is established, you know what you’re inheriting. Also, this neighborhood was constructed by distinguished builders, so we know the standards, and by taking the role of final builder we ensure we live up to those combined reputations. The lot’s proximity to amenities, the quality of the surrounding homes, and the timing of this home’s delivery all combine to give it an edge. It is a final opportunity to get into a built-out, high-end neighborhood with all its benefits and stability.
How does this property stack up compared to standard new construction? Has there been more investment into standard items?
Yes—there has been significantly greater investment at nearly every level compared to standard new construction in the market. From the moment you walk through the front door – the 2¾-inch thick mahogany “Signature Door” is a very direct indicator of that. But more than that, the building products and workmanship are at a higher tier: heavier framing, better insulation, stronger windows, detailed millwork, custom cabinetry, more generous ceiling heights, and premium finishes are all standard here. In typical production-style new construction, you’ll see compromises. Here we intentionally avoided those compromises. We built to a higher spec, because we believe the buyer of this home expects longevity, luxury, quality and value for the premium they’re paying.
